A flood is miserable enough before you start looking up. Billy and Shannon's ceiling had taken the brunt of it — sagging boards, staining, and no honest way to patch it. The right call was a full reboard.
Rather than chase the old surface, we built a new suspended ceiling: a fresh frame fixed off the joists, battened level, and boarded throughout — a flat, sound ceiling that also swallows the scars the flood left behind.

Why suspend rather than patch
Flood-hit ceilings rarely fail evenly. A suspended frame gives a new, true plane below the old line — flatter than patch repairs can ever be, and it isolates the finished ceiling from any residual movement above.

The finished ceiling is only as flat as the battening. We level the battens across the whole room before a single board goes up — it's the ten per cent of the job that decides how the other ninety looks.
Dry before boarding
Boarding over damp joists just moves the problem. The structure was checked and confirmed dry before the frame went up — one day on site, but only because the sequencing was right.
