The brief

Why they called us.

The family had one bathroom between everyone, and the morning queue had worn thin. They wanted an ensuite off the main bedroom — a proper one, with a full shower enclosure, not a squeezed-in cubicle.

There was no existing room to convert: this was a build-from-scratch job. We proposed sectioning off a corner of the bedroom with an insulated stud partition, running new plumbing and electrics into the void, and finishing it as a fully tiled wet area with a plastered ceiling and downlights.

Fixed written quote at £3,000, five-day build window, no deposit.

The build

What we did.

A five-day build, sequenced so the messy work happened early and the bedroom was usable every night.

  • Set out the new room and built the insulated stud partition walls
  • First-fix framing for the door opening and shower enclosure
  • First-fix plumbing — hot, cold and waste runs into the new room
  • First-fix electrics — shower circuit, downlights, extractor
  • Moisture boarding throughout — every wall and the ceiling
  • Boards treated with a waterproofing agent before finishing
  • Skimmed throughout, plastered ceiling with downlights
  • Full wall tiling to the wet area
  • Fitted the shower enclosure, sanitaryware and finishings
  • Second-fix electrics, silicone, clean-down and walkthrough

Technical detail

For the discerning homeowner.

What we actually built into this project.

Insulated stud partition — a quiet room, not an echo box

The partition between bedroom and ensuite is a fully insulated stud wall, boarded both sides. That's an acoustic decision as much as a thermal one — a shower running at 6am shouldn't wake whoever's still asleep a metre away.

First-fix done properly — everything in the walls before boarding

All pipework and cabling went in at first fix, pressure-tested before a single board went on. It's slower on day one and much faster by day four — no chasing finished walls, no surprises behind tiles.

Bathroom electrics — zones and certification

Bathroom electrics are zone-regulated. Downlights, extractor and shower circuit were installed and certified by Liam, our in-house electrician — no waiting on a third-party spark, which is part of how a five-day window holds.

FAQ

Questions homeowners ask about projects like this.

How much does a new ensuite cost in Little Lever?

This build came in at £3,000 fixed — partition, plumbing, electrics, tiling, shower enclosure, the lot. Depending on size, spec and how far the plumbing has to travel, most new ensuites we build around Bolton land in the £2,500–£5,500 range. You get an itemised fixed quote before we start.

How long does an ensuite installation take?

This one took five days. A straightforward ensuite is typically 4–7 days; more if structural work or long pipe runs are involved. We agree the window in writing before we start.

Do I need planning permission for an ensuite?

No — internal alterations like this don't need planning permission. Electrics must meet wiring regulations (ours are certified in-house) and drainage has to be done right, which is covered in the quote.

Will my bedroom be out of action during the build?

No. We sequence the build so the messy work happens early in the day and the room is cleaned down and usable every evening — Lisa's family slept in the bedroom all five nights.
