Emily and Mark were referred to us through our accredited installer partnership with GrassDirect -- the largest artificial-grass retailer in the UK. Their 2022 new-build garden had been a four-year frustration: heavy clay subsoil, almost no fall, and the kind of perched water table that turns a back lawn into a paddling pool after rain. They wanted the whole thing rebuilt -- not just turfed over the top -- and they wanted it done by someone GrassDirect would happily put their name behind.
Quoted for a 4-day build. Family of four with one pet, so the spec leaned toward maximum drainage capacity and a higher pile for the dog. 55sqm total area split across two grass sections.
What we did.
A full rebuild -- new decking extensions, bespoke sleeper-bed flagging changes, then a proper drainage subbase before any turf went down.
The build sequence:
- Altered the existing flagging layout to suit the new design
- Built 2 separate decking extensions onto the existing decking
- Backfilled 3 tons of decorative limestone into the sleeper-bed areas
- Dug out for drainage and installed 2 French drains across the wet zone
- Laid 10 tons of MOT type-1 -- a full 5-inch bed -- compacted in layers
- Topped with 2.5 tons of grano sand for pet drainage and a finer screed
- Whacker-plate compacted across the full footprint
- Rolled out the 40mm Monaco turf in two sections, joined invisibly
- Perimeter pinned into the timber surround, kiln-dried sand top-dressed
55 square metres of 40mm Monaco at £15.50/sqm, on a subbase built to handle a new-build clay garden. Four days, no more puddles.

The GrassDirect partnership -- why it matters
We're one of GrassDirect's accredited installer partners. GrassDirect is the UK's largest artificial-grass retailer; they only refer customers to fitters whose work they're willing to underwrite. Being on that list means our installs are independently audited against a fixed quality bar. For homeowners it's an extra layer of insurance: the retailer isn't going to risk their own reputation referring you to anyone they wouldn't use at their own house.
French drains for new-build heavy-clay subsoil
Most new-build estates strip topsoil during construction and roll a thin layer back over heavily compacted subgrade. The result is a perched water table -- water can't drain down through the compacted clay underneath. Standard artificial-grass installs assume porous subsoil and they fail badly on a garden like Emily and Mark's. We installed 2 French drains -- perforated pipes in gravel-filled trenches -- to give the surface water somewhere to go. Without this step the new lawn would feel like walking on a sponge.
10 tons of MOT -- a proper subbase, not a sprinkle
10 tons of MOT type-1 across 55sqm gives a 5-inch compacted bed. Cowboy installers will lay 3-4 tons on the same area and let the pile do the talking -- but within 18 months you get dips, waves, and the turf going slack. Over-engineering the subbase is the single biggest predictor of how long an AG install actually lasts.
40mm 'Monaco' -- why we picked this pile for a family with a pet
40mm Monaco is a premium soft-touch turf with a curly-yarn underlayer that rebounds quickly even under repeated foot or paw traffic. The 2.5 tons of grano sand we used as the bedding layer (rather than sharp sand) gives finer drainage -- important for a dog-using household where odour and rinse-through matter. The combination handles a young family + one pet without the matting you get with cheaper 30mm options.

How long does an artificial grass install take?

Is 'fake grass' the same as artificial grass?
Yes -- fake grass, artificial grass, astro turf, synthetic lawn: all names for the same product family. Whatever you call it, the quality difference isn't the name -- it's the pile density, the backing, and above all the sub-base it's installed on. A premium turf laid over a poorly compacted base will fail years before a mid-range turf on a proper one.
Will the joins between rolls be visible?
Not if they're done right. We use proper jointing tape + adhesive and match the pile direction across the seam. From a metre away the joins are invisible.
What's the lifespan of a properly-installed artificial grass lawn?
8-12 years on a properly compacted MOT subbase. The variables are pile quality, subbase compaction, and whether the perimeter is properly bordered. Lawns where installers cheap out on subbase often need replacing within 3-4 years -- which is why we never cut that corner.
Do I need to do any maintenance on artificial grass?
Very little. Brush the pile occasionally to keep it standing upright, top up the kiln-dried sand every 2-3 years, and rinse it off after the dog. That's it. Compared to a real lawn (mowing, feeding, edging, reseeding), the time saving is huge.
Do I need planning permission for artificial grass?
Almost never for a rear garden. Front-garden non-permeable surfacing over 5m² CAN trigger planning, but rear gardens fall under permitted development.
